These Website Terms and Conditions (“Terms”) govern your use of the Rock Hill Hideaway website and any booking made through it. By accessing this website, making an enquiry, or completing a reservation, you agree to be bound by these Terms.

These Terms should be read together with our House Rules, Booking & Cancellation Policy, and Privacy Policy.

Definitions

• We / Us / Our means Rock Hill Hideaway.
• Guest / You means the person making the booking and all occupants of the property.
• Property means Rock Hill Hideaway cabins and grounds in Mount Cotton, Queensland.

Booking Agreement

By ticking the booking agreement checkbox and completing a reservation, you confirm that:

This constitutes a legally binding agreement.

Rock Hill Hideaway reserves the right to refuse or cancel bookings where information provided is false or misleading.

Age Requirements

• All adult guests must be 21 years or older.
• Guests under 21 must be children staying with their parent who is a registered guest.
• Valid government-issued photo ID may be requested.
• Failure to meet these requirements may result in refusal of entry without refund.

Bookings and Payments

Final Payment

The balance is due 30 days prior to arrival.

We reserve the right to cancel bookings where payment deadlines are not met.

All prices are in Australian Dollars (AUD).

Security Bond

A $150 AUD security bond is required at check‑in.

The bond will be released 3–5 days after check‑out, subject to inspection of the cabin and compliance with house rules.

By completing a booking, guests authorise Rock Hill Hideaway to deduct reasonable costs from the bond for:

• damage
• missing items
• additional cleaning
• smoking breaches
• rule violations
• In cabin purchases

Where costs exceed the bond amount, the guest agrees to pay the additional charges.

Occupancy and Visitors

• Only registered guests listed on the booking may stay at the property.
• Maximum occupancy limits must not be exceeded.
• No visitors are permitted on the property after 10:00 PM.

Quiet Hours and Conduct

Quiet hours apply between 10:00 PM and 7:00 AM.

We want you to enjoy your stay but please be aware of the impact of your noise on others and keeping our neighbours and guests happy is of paramount importance. Noise and music should not impact any other property and noise levels are to be respectful at all times. There is to be no outdoor music or outdoor entertaining after 10pm.

Rock Hill Hideaway has a strict no‑party policy. Excessive noise, events, or disruptive behaviour may result in immediate eviction without refund.

Smoking Policy

Smoking and vaping are strictly prohibited inside all cabins.

Smoking is permitted only on the cabin deck, and all doors and windows must be fully closed while smoking. The ashtray provided must be used at all times.

After use, ashtray contents must be disposed of in the bins located in the carpark only. Ash, cigarette butts, or smoking waste must not be placed in any cabin bins as cigarette odour may still be detectable if disposed of internally and may be treated as evidence of smoking inside the cabin, even if smoking only occurred outside.

Evidence of smoking inside the cabin will incur a $500 specialist cleaning fee, plus any additional remediation costs or loss of income if required.

Smoking elsewhere on the property grounds is only permitted if cigarette butts are fully extinguished and disposed of in the bins located in the carpark. Due to the significant fire hazard, cigarette butts must never be discarded on the ground, in garden areas, or in internal bins.

Check‑In and Check‑Out

• Check‑in: From 2:00 PM
• Check‑out: By 10:00 AM

Unauthorised late departures may incur additional charges.

Cancellation Policy

Due to the small size of the property (two cabins), cancellations significantly impact operations.

• 30+ days before arrival: 90% refundable (Deposit Non Refundable)
• 14–29 days before arrival: 50% refundable
• Less than 14 days: No refund

Guests are strongly encouraged to obtain travel insurance for unforeseen circumstances that require cancellation.

Damage and Additional Charges

Guests are financially responsible for damage or loss caused during their stay.

Rock Hill Hideaway may charge for:

• repairs and replacements
• excessive cleaning
• smoking remediation
• lost revenue where the property becomes unavailable

Personal Property

To the extent permitted by law, Rock Hill Hideaway is not responsible for loss, theft, or damage to guests’ personal belongings or vehicles.

Compliance With Laws

Guests must comply with all applicable Queensland short‑stay accommodation laws and the local Guest Code of Conduct.

Failure to comply may result in termination of the stay without refund.

Right to Refuse or Terminate Stay

We reserve the right to refuse entry or immediately terminate a stay where guests:

• breach these Terms
• exceed occupancy limits
• create disturbance
• damage property
• provide false booking information

No refund will be provided in these circumstances.

Website Accuracy

We make reasonable efforts to ensure website information is accurate but do not guarantee that descriptions, pricing, or availability are error‑free. We reserve the right to correct errors and cancel affected bookings with a full refund where required.

Limitation of Liability

To the maximum extent permitted by Australian Consumer Law, Rock Hill Hideaway excludes liability for indirect or consequential loss arising from your stay or use of the website.

Nothing in these Terms excludes rights that cannot legally be excluded.

Privacy

Personal information is handled in accordance with our Privacy Policy and the Privacy Act 1988 (Cth).

Changes to These Terms

We may update these Terms at any time. The version published on the website at the time of booking applies.

Governing Law

These Terms are governed by the laws of Queensland, Australia.
